The brief of this project was to provide a site layout and design for 24 residential units in accordance with the Milton Keynes Council Supplementary Planning Document.

SEP Design has prepared an Outline Planning application for a mixture of detached, semi-detached and flats with 2 and 3 bedrooms. The proposal will provide 17 private market houses and 7 affordable homes in accordance with the National Housing Requirements and all designed to the 16 Design Criteria for the Lifetime Homes Standard.

The topography of the site means that there was a difference of a whole floor level between the access road and the rail track. The site presented some other numerous constraints and we have managed to successfully address. e.g. tree root protection zones, ground water source protection zone and storm water attenuation, retaining wall structures with restricted visibility splays to site access.

Despite being one of the most restricted sites we have ever worked on, SEP Design were still able to provide a design which successfully maximises its development potential.
